Best SES Hospedajes guest registration apps (2026): an honest roundup

Sergio Ruano Madrid··9 min

An honest 2026 roundup of the apps for guest registration in SES Hospedajes — BookCheckin, Chekin, Check-in Scan, Partee, Civitfun and AvaiBook — by focus, starting price, property minimums, report cancellation and sign-up model. With public data and its sources.

In short

There is no single “best” app for guest registration in SES Hospedajes: the right choice depends on your case. For a small or mid-sized host who just wants to comply with the national report with no minimums and a long trial, BookCheckin fits well (from €3/property/month, no minimum, a three-month free trial and live report cancellation). Chekin is the largest player and a full management suite; AvaiBook is a PMS with a channel manager that also files to SES, the Mossos and the Ertzaintza; Partee is a freemium mobile app; Check-in Scan focuses on scanning and filing; and Civitfun targets hotels and chains.

Compare focus, starting price, property minimum, whether you can cancel or correct a report already filed, and whether sign-up is self-service or goes through sales. The figures are from public sources consulted in July 2026 and may change: always confirm on each provider’s website.

How we chose (and why this is not a ranking)

We are BookCheckin, so let us say it up front: we appear in this comparison. That is why we frame it not as a ranking with a winner, but as an honest map of real options so you can pick the one that fits your operation. Every competitor figure is backed by public sources consulted in July 2026; where a provider does not publish a figure clearly, we mark it as “per their website” or “not publicly documented” rather than filling it in by guesswork.

We included the tools a host or manager runs into when looking for how to comply with the traveller report: BookCheckin, Chekin, Check-in Scan, Partee, Civitfun and AvaiBook. Some are products focused only on registration; others are broader management platforms that include registration as a module. That difference in focus usually matters more than price.

Data from public sources consulted in July 2026: Chekin’s pricing page (Basic from €3.95/property/month, with a minimum of 3 units for vacation rentals on all plans), Partee’s Google Play listing (month free and ~€1.49/month), Check-in Scan and Civitfun websites, and AvaiBook’s help centre (its Fast Check-in files to SES Hospedajes, the Mossos d’Esquadra and the Ertzaintza and is included in its management plans). Prices and terms can change; always confirm on each provider’s website. “Not publicly documented” means we did not find the figure clearly published, not that the feature does not exist.

The options, one by one

Chekin is the largest provider in the sector. Per its website, its Basic plan starts at €3.95 per property per month, but it requires a minimum of 3 units for vacation rentals on every plan, including the entry Básico (larger minimums apply to hotels and other property types), and it adds commissions on deposits and upselling. It is a powerful platform when you want, beyond registration, integrated payments, deposits and extras.

AvaiBook (part of the idealista group) is not just a registration app: it is a PMS with a channel manager for holiday rentals. Its Fast Check-in tool collects the traveller’s data and signature and, per its help centre, transmits the registration to SES Hospedajes, the Mossos d’Esquadra and the Ertzaintza; it is included in its management plans. It fits if you want to centralise bookings, calendars and payments as well as the report.

Check-in Scan is very focused on document scanning and reporting to SES Hospedajes, and publishes rates on its website. Partee works as a mobile app with a freemium model (a month free and then a reduced fee, around €1.49 per month per its Google Play listing), handy for anyone managing very few bookings from the phone. Civitfun targets hotels and chains, with a consultative sale and pricing on request.

BookCheckin —our tool— focuses on the small and mid-sized host who just wants to comply with the national traveller report without overcomplicating things. Pricing starts at €3 per property per month, no minimum, with a three-month free trial and then 30% off for four months. You can cancel and correct a filed report live, sign-up is self-service, and we do not store the document image (we use OCR to read the data, with no facial recognition). Important and honest: today we only file to the national SES Hospedajes; in Catalonia and the Basque Country we do not file automatically to the Mossos or the Ertzaintza.

When each one is the better fit

  • You run a hotel or a chain and want an integrated guest experience: Civitfun (or Chekin on its higher plans) usually fits better than a host tool.
  • You want a full PMS and channel manager beyond registration, or you operate in Catalonia or the Basque Country and need filing to the Mossos/Ertzaintza: AvaiBook covers ground we do not automate.
  • You want payments, deposits and extras integrated with check-in: Chekin is built for that, if you accept its property minimums.
  • You manage very few bookings and want everything from the phone: a freemium app like Partee may be enough, as long as it really files to SES Hospedajes.
  • You want something very focused on scanning and filing, with published rates: Check-in Scan answers that case.
  • You are a small or mid-sized host who just wants to comply with the national report with no minimums, a long trial and live cancellation: that is where BookCheckin fits.

How BookCheckin does it

With BookCheckin, the guest receives a check-in link when the booking is confirmed, fills in their data, scans their document with the phone camera and signs before arriving. The platform validates the information, files it with SES Hospedajes within the 24-hour deadline, handles rejections and keeps the receipt for each batch.

You can start with a single property, no minimums, and try it free for three months. And if your case is different —a chain, a full PMS or regional filing to the Mossos or Ertzaintza— this same comparison points you to the tool that fits better. We would rather you choose well than choose blind.

Frequently asked questions

Which is the best app for guest registration in SES Hospedajes?+

It depends on your case. For a host with one or a few properties who just wants to comply with the national report with no minimums and a long trial, BookCheckin fits well (from €3/property/month, no minimum, three months free, with live cancellation). For hotels and chains, Civitfun or Chekin on its higher plans; and if you want a full PMS or filing to the Mossos/Ertzaintza, AvaiBook. Compare focus, price, minimums, cancellation and sign-up.

Is there an app that also files to the Mossos d’Esquadra and the Ertzaintza?+

Yes. Per its help centre consulted in July 2026, AvaiBook’s Fast Check-in transmits the registration to SES Hospedajes, the Mossos d’Esquadra and the Ertzaintza. BookCheckin, by contrast, currently files only to the national SES Hospedajes: in Catalonia and the Basque Country we do not file automatically to the regional systems.

How much does Chekin cost?+

Per its pricing page consulted in July 2026, Chekin’s Basic plan starts at €3.95 per property per month, but it requires a minimum of 3 units for vacation rentals on every plan, including the Básico (larger minimums apply to hotels and other property types), plus commissions on deposits and upselling. Always confirm the terms on its website, as they can change.

What sets a registration app apart from a PMS like AvaiBook?+

A registration app focuses on collecting the guest’s data and sending it to the authorities. A PMS like AvaiBook (idealista group) includes that registration as a module within a broader management platform: channel manager, calendar, booking engine and payments. If you only need to comply with the report, a dedicated tool is usually simpler; if you want to centralise the whole operation, the PMS offers more.

Is the data in this comparison up to date?+

It is based on public sources consulted in July 2026 (pricing pages, store listings and help centres for each provider). Prices and terms can change, so always confirm on each tool’s official website before deciding.
