How we chose (and why this is not a ranking)

Every competitor figure is backed by public sources consulted in July 2026; where a provider does not publish a figure clearly, we mark it as “per their website” or “not publicly documented” rather than filling it in by guesswork.

RegistroViajero, Delfín, BnCheck, WeGuest, HolaHuésped and Lodgify were added in September 2026 because they show up in searches for this category. We deliberately claim NO price for them: we could not verify one on their own site as of this update, and publishing an unchecked figure would be the opposite of a verifiable comparison. Their focus is described broadly and is worth confirming on each vendor’s site.

The options, one by one

Chekin is the largest provider in the sector. Per its website, its Basic plan starts at €3.95 per property per month, but it requires a minimum of 3 units for vacation rentals on every plan, including the entry Básico (larger minimums apply to hotels and other property types), and it adds commissions on deposits and upselling. It is a powerful platform when you want, beyond registration, integrated payments, deposits and extras.

AvaiBook (part of the idealista group) is not just a registration app: it is a PMS with a channel manager for holiday rentals. Its Fast Check-in tool collects the traveller’s data and signature and, per its help centre, transmits the registration to SES Hospedajes, the Mossos d’Esquadra and the Ertzaintza; it is included in its management plans. It fits if you want to centralise bookings, calendars and payments as well as the report.

Check-in Scan is very focused on document scanning and reporting to SES Hospedajes, and publishes rates on its website. Partee works as a mobile app with a freemium model (a month free and then a reduced fee, around €1.49 per month per its Google Play listing), handy for anyone managing very few bookings from the phone. Civitfun targets hotels and chains, with a consultative sale and pricing on request.

How BookCheckin does it

With BookCheckin, the guest receives a check-in link when the booking is confirmed, fills in their data, scans their document with the phone camera and signs before arriving. The platform validates the information, files it with SES Hospedajes within the 24-hour deadline, handles rejections and keeps the receipt for each batch. In Catalonia the guest’s check-in is identical, once the Mossos establishment id is confirmed: what changes is the ending, because there BookCheckin generates the V24 file and you upload it to the Mossos portal yourself.
