BookCheckin does not connect directly to Airbnb — there is no official integration with its API. Your Airbnb reservations arrive in one of two ways: through your PMS — Amenitiz, Cloudbeds, Hostaway or Lodgify, which have native integrations and sync whichever channels you have connected — or by creating the check-in link yourself from the dashboard in seconds and sending it via Airbnb chat. Or connect your Airbnb calendar: Airbnb publishes an iCal (.ics) export URL for each listing, and adding it on the property's "Calendar sync" tab brings your reservations into the dashboard with no PMS at all — checked automatically every 30 minutes, on every paid plan, Basic included.
From there everything is automatic: the guest registers their data, scans their document, and signs before arrival. BookCheckin files the traveller report with SES Hospedajes and, if you want, issues a virtual key for self-entry.
Catalonia (Mossos d’Esquadra) and the Basque Country (Ertzaintza) each run their own police registry: for both, BookCheckin prepares the official file and you upload it to their portal. Everywhere else in Spain the SES Hospedajes submission is automatic.

Frequently asked questions
Does BookCheckin have a direct Airbnb integration?+
No. There is currently no direct connection to the Airbnb API. BookCheckin has native integrations with the Amenitiz, Cloudbeds, Hostaway and Lodgify PMSs: if your PMS has Airbnb connected, those reservations flow into BookCheckin on their own. Without a PMS, you create the check-in link manually in seconds.
Does it work for individual Airbnb hosts?+
Yes. BookCheckin works from a single property. If you do not use a PMS, you create the check-in link for each reservation from the dashboard and send it to the guest via Airbnb chat, email or WhatsApp. Or connect the listing's iCal calendar and skip the manual step — see the next question.
Can I hand over the key automatically?+
Yes. With the Business plan, BookCheckin generates a virtual key and sends it to the guest once check-in is complete.
Does Airbnb meet Spanish guest-registration rules?+
Airbnb alone does not file the traveller report. That obligation is yours as the host, and BookCheckin handles the legal filing with SES Hospedajes for you.
Can I connect Airbnb without a PMS?+
Yes, through Airbnb's iCal calendar export. Copy the listing's export URL from Airbnb and add it on the property's "Calendar sync" tab. Airbnb reservations come through as reservations directly. The calendar carries dates and the booking reference only — you add the guest's contact and confirm the number of guests before the check-in link goes out. The calendar is checked automatically every 30 minutes; "Sync now" on your company's Integrations tab checks it immediately.
